Having helped many families buy, sell or relocate, I have the local knowledge, experience and track record you are looking for! My experience is in listing and selling for the right price, aggressively representing buyers and first-time buyers, and assisting folks who want a custom-built new home!
I'm a full-time broker-agent licensed in Illinois and a member of the local, state and national Realtor associations.
I've earned the ABR designation which stands for "Accredited Buyer's Representative", a course of study offered by REBAC (Real Estate Buyer's Agent Council), a part of the National Association of Realtors.
I have also earned the Graduate REALTOR® Institute designation (GRI) through coursework developed by the Illinois Association of Realtors. Taught by leading real estate professionals from around the country, the Graduate REALTOR® Institute is designed to educate practitioners about local, state, and national real estate practices. I also have the Certified Distressed Property Expert designation and e-Pro certification.
My background was in private Country Club Management for 25 years; we moved to the area in 1993 when I took the position of General Manager at Urbana Golf & Country Club. After several more years in club management, I decided to change careers and return to Champaign-Urbana to enjoy the area we always loved and share my daughter’s journey through her later childhood years (she graduated from St. Joe/Ogden High and also from Southern Illinois University (Cum Laude), with a major in Aviation-Management and minor in Theater). She lives out of state with her husband and 2 year old son!
I look forward to working with you!
We can help you get financing, guide you to local neighborhoods, help you determine your budget, and prioritize a list of essential features that you need in your next home. We'll save you valuable time by finding the properties that best suit your requirements, and will show you only the most promising ones.
Once you've found a place that catches your eye, we'll look at comparable properties in the area to help determine a purchase offer. Then assist you through the entire process.
Selling a house on your own can be an overwhelming task. There's advertising to plan and budget for, open houses and private showings to arrange, purchase offers to negotiate, contract contingencies to worry about, and complicated paperwork to fill out. Make it easy on yourself by putting your home in the hands of a seasoned professional. I have extensive experience marketing properties and showing them to their best advantage.
First, I'll perform a comparable market analysis to determine the most appropriate price for your home. Then we'll provide home staging advice and suggest landscaping changes or repairs etc that will help draw buyers in. We'll advertise your home through a variety of methods, including local publications and online MLS® listings. I also do Open Houses and walk the neoghborhood the Saturday before to personally inform neighbors about the Open House.
Market knowledge goes beyond simply knowing the neighborhoods. Ask us about the school district, available parking, or standard bedroom sizes in the area.
Your time is valuable. That's why take the time upfront to understand your unique wants, needs and dislikes to ensure the rest of our time together is productive as possible.
You have questions and I have answers. I'll make sure that you feel confident and empowered when it comes to make important real estate and purchasing decisions.
When my wife and I called Pete about selling our house he came over and explained the whole process in detail. Even though we gave him short notice that we were moving he was well prepared, he had info on our house and houses in our area that were similar. We discussed the time line and he gave good suggestions about improvements to do before listing.
Once we listed the house and moved out of state Pete went out of his way to make the experience positive. When we had an offer on the house he kept me well informed and represented us well with the buyers. Pete even made sure the inspectors and few repairs wanted had access to the house. I didn't need to return until the closing. We were very pleased with the whole process.
I am sure whether your buying or selling Pete is the best choice in Champaign-Urbana area.

I will recommend Pete Vandeplanck to anyone looking to buy and sell their house! He gave us great advice on getting our house ready to sell and once on the market he had it sold in just about 1 month and got us basically full asking price. This guy is probably the best negotiator I have ever met. Once sold he was not pushy trying to get us to buy something else right away but let us set the pace. Pete always made himself available to us (mostly nights and weekends since my wife and I both work) and was always willing to go the extra mile. Once we found our dream home Pete got us a great price on it. He really went above and beyond during the loan process which ended up being quite interesting. Chase + VA loan + shared well does not = simple. Pete along wth our lawyer who was also amazing put in the extra hours needed to get things done as fast as possible for us so we could make our move in deadline. Pete has stayed in touch since the sale and we have already recommended him to a friend looking for a home.

I worked with Pete for my first home to buy and to sell. A good friend of mine referred him to me, and I started my house hunting journey with him about three years ago. He listened to my wish list carefully and shared his knowledge and experience with me to assist my first purchase when I needed it. On the sale, three years later, he helped me determine the best price and negotiate with the buyers, coordinating all aspects of the sale with the bank, the lawyer, and the buyers. He made the process very smooth and easy. He is also very personable and made me feel like I and my house really mattered to him. I didn't realize how much service/work he provided for both buying and selling untiI I did my second house hunting in the Chicago area, where my husband and I had to coordinate nearly all aspects of the transaction ourselves after we signed the contract. I came to appreciate Pete even more!
